냉동․냉장창고의 운영실태 및 성과 비교 분석

Abstract

Perishable foods are stored at low temperatures to extend their shelf life. Refrigerated warehouses operate at a range of temperatures, from -25 to +5°C. Electrical energy is largely used to operate refrigeration equipment. Refrigerated warehouses are significant consumers of electrical energy in the food industrial sector of South Korea.

Refrigerated warehouses play a buffer function to meet the various demands of consumers. Over 50% of Korean refrigerated warehouses are located in Busan, and Busan has become a strategic region for refrigerated warehouses industries. Refrigerated warehouses industry has been extended since the consumption of fresh foods has been increasing. Many refrigerated warehouses have built from 2000s to meet the demands but the refrigerated warehouses industry has suffered the poor management because of the excessive facilities, shared stevedoring and lower custody fee etc.

This study draws up the plan invigorating the operations of refrigerated warehouses in South Korea by three approaches.

First, we analyze the market environment by domestic and foreign circumstances. We assess the financial statements and carry out the survey to investigate the operational conditions. We suggest the reformation on the personnel management which is the loading & unloading in a warehouse and estimate the compensation required for reformation. And improving the law on setting up standard custody fee is also showed to strengthen the competitiveness.

Second, we analyze the operational analysis on refrigerated warehouses to evaluate the valuation of results and review refrigerated warehouses in Japan. Third, we seek for changeover to refrigerated warehouses added logistics operations by FGI for understanding the present management and benchmarking the advanced logistics centers. We show the plan that the operations of refrigerated warehouses must support the advanced logistics services. Also we estimate the economical feasibility analysis introduced by the refrigerated warehouses of the logistics center type. By implementing this plan in South Korea, refrigerated warehouses industry can increase it´s competitiveness and vitalize the local economy.
